Smart Start/Down Payment Assistance (DPA) Agency Documents and DPA Amounts

The NJHMFA Smart Start Program is the Down Payment Assistance (DPA) Program. It provides qualified buyers with up to $22,000 based upon the county of the purchase property and use of the First Generation Program. Lenders must enter the DPA amount on all of the Smart Start DPA documents.

The Smart Start Plus First-Generation Program became effective October 20, 2023.The Smart Start Plus First-Generation Program requires all borrowers to sign an affidavit attesting to their eligibility as a First-Generation buyer.
